Resilient and on a growth course

We look back on a successful first half of 2022. The high quality of the real estate portfolio, the strong asset management and the attractive financing of Swiss Prime Site led to good results and a pleasing increase in profit of over 6%.

Our products and services are well received by the market. Therefore, we were able to newly let or re-let more than 102 000 m² of office and commercial space and significantly reduce the vacancy rate to 4.4%. In third-party Asset Management, we succeeded in increasing assets under management by CHF 1.2 billion to CHF 7 billion. A «sustainability label» in the form of certifications will be provided to 75% of the floor spaces in our portfolio by the end of 2022. We also reached an important milestone in mid-August when we submitted the building application for the Maaglive development project, which we celebrated with the public Maaglive festival.

Despite major geopolitical challenges, we remain optimistic. After all, prime locations and excellent services remain in demand.

Profit up by over 6%
In the first half of 2022, Swiss Prime Site increased its profit by 6.3%. With FFO growth per share of 7.2%, real estate assets under management of CHF 20 billion and a vacancy rate of 4.4%, we have already achieved or partially exceeded our targets for the 2022 financial year in the first half of the year.

Strong letting performance
In the first half of 2022, Swiss Prime Site Immobilien was able to double the value of newly let or re-let space across the entire portfolio and all regions compared to the previous year, with over 102 000 m²!

Youth development
We are a partner of Young Enterprise Switzerland (YES), with René Zahnd as its President. In particular, we support the non-profit organization's Company Program. In June, the national final of the program took place in the halls of Zürich HB. The company Pastissima was presented with the Best Marketing & Sales Award.

Living sustainability: Our real estate portfolio will be climate-neutral by 2040!
Largest certified real estate portfolio
A sustainable and forward-looking corporate management increases our resilience. This applies in particular to our real estate portfolio with around 180 properties and sites. Our goal is to certify around 75% of the floor spaces by 2022. This will lay the foundation for generating long-term ecological, economic and social added value for all stakeholders.

Building application Maaglive
The building application for the project was submitted in mid-August. We celebrated this milestone with the public Maaglive festival. The profiled poles on the Prime Tower site bear witness to this. Maaglive complements the current office uses with residential, culture and gastronomy.

The portfolio of the investment group «SPIF Real Estate Switzerland» has grown sustainably and profitably since its launch in fall 2015. The investment group has now been opened for a further capital increase. The subscription period lasts until September 23, 2022.
